The architecture was created by arch. Emilia Rasheva and a team of architects and designers from Еm Dji Project Varna EOOD.
The architecture of the residential building is modern and extremely elegant where the key goal of the project is to ensure functional and comfortable space in the dwelling.
Building DOIRAN is close to all important institutions, the exciting cultural and night life of the city and the comfortable atmosphere of one of Varna’s most popular districts.
DOIRAN is a luxurious restricted access residential building located in Varna’s downtown, located between a land plot with area of 1900 sq. m and “locked in” between Doiran Street, Bregalnitsa Street and Trakiya Street. It consists of 1 underground and 7 superficial levels, where the residential part will be divided into two restricted access sections with a gate from Doiran Street. Residents in the building will have available two stairwells and 4 modern lifts, where access to the building will be implemented according to the requirements for integration of people with disabilities.
Building DOIRAN offers 102 spacious, bright 1-bedroom, 2-bedroom, 3-bedroom and multi-bedroom flats with functional allocation and various sizes on various floors and a pleasant urban panorama, where you are given the opportunity to restructure and merge the space. The flats are offered according to degree of completeness as per BDS. The first floor of the building will have a separate entrance and allows doctors to buy space for offices. On the ground floor with an area of 1500 sq. m, there are attractive commercial properties of various size. The building has a comfortable and easily accessible underground parking lot with 111 parking spaces.

QUALITY OF THE CONSTRUCTION – WHAT MATERIALS AND TECHNOLOGIES ARE USED IN DOIRAN BUILDING AND WHY THEM.
- BRICKS– We relied on the proven brand: Building DOIRAN will be made of Austrian bricks Porotherm 25 N+F, Porotherm 12 N+F – made of 100% natural material, with excellent noise and heat insulation properties.
- HEAT INSULATION– We relied on the proven and guaranteed quality of the heat insulation system WEBER. Thickness of the insulation in the various parts of the building is from 80 mm to 120 mm. Warranty 10 years.
- THE FACADEof the building DOIRAN will be finalised with mineral plaster, the ground floor will be covered in full with VRATZA STONE and beautiful vertical and horizontal pilastres are also covered with VRATZA STONE will shape the final outlook of the facade.
- JOINERY – REHAU – HIGH-CLASS GERMAN 5-GLAZED WINDOWS. The joinery is made of a multi-chamber profile system of company REHAU and is in compliance with all European and environmental standards. The joinery has excellent thermal and noise-insulation properties, resistance to climate change, protection against UV-radiation and, besides, strongly accentuates on your house with its colour walnut. In combination with the proven functionality and reliable ferrel, this joinery guarantees lasting use and the highest level of protection against penetration.
- LIFTS– we chose the brand ORONA. The largest lift manufacturer in Spain and a top seven in the world. ORONA use top-notch global technologies, where the final product is extremely prestigious and comfortable lifts.
- In building DOIRAN, a total of 4 lifts will be installed, each with capacity of 6 people and 8 stops. They will have the following specifications.
- Silent lifts.
- Of the electric type with frequency regulator.
- Speed of lift movement — V=1 m/s.
- No machine unit.
- In case the main power supply stops, the lifts are taken to the nearest floor and the doors open.
- COMMON PARTS OF BUILDING DOIRAN– the steps and stairway enclosures are covered with natural GRANITE in combination with a stylish and quality aluminium rails.

The roof will be covered with heat insulation EPS 12 cm, two layers of a hydroinsulation system ARCO with a final cover of high-quality plasticised sheet with a 50-year warranty.
